Framed by the Serra do Mar, and the Atlantic Ocean, Itaguá
beach forms, together with Cruzeiro beach, the Ubatuba bay.
The scenery is always dazzling. From the beach, the sight of
the mountains of the northern region, in diverse hues of green,
is due to a variation in the distances. Even in pale, cloudy days,
their beauty is admirable.
In clear nights, the spectator is gifted with the moon rising,
glorious, over the sea.
The tranquility of its streets and the proximity to downtown
collaborate for Itagua to be considered the best residential
neighborhood of Ubatuba.
Latitude Vinte Três is an example of good architecture and the application of sustainable goals.
With simple solutions, that respects the surroundings, the undertaking uses “green architecture” from the
project to the conclusion of the works, and also extends to the condominium’s daily routines.
L23 was projected by the Ito Ventura
Arquitetura e Urbanismo Studio, and
the landscape design is signed by
Tal Quin Tal Arquitetura da Paisagem.
These businesses share our same
values, believing in the importance of
an environmental conciousness, and
promoting a healthy interaction of man
with nature.
Water is a fundamental element, running
through the entire project, from the
Nacentes Square to the Caminho do Mar
Square, from where it returns to its cycle.
The apartments are surrounded by
balconies that guarantee privacy and
graduate insolation, providing just the right
amount of light and heat.
The entire project is based on a detailed
study of solar orientation, natural
lighting and ventilation, incorporating
concepts from bioclimatic architecture,
which focuses on proportioning internal
environmental comfort and energetic
efficiency.
The understanding of solar trajectories
indicates the areas which receive more
and less solar radiation, and defines the
position of the aquatic park and other
sectors. Natural lighting is controlled
through openings, and their use
acknowledges that Brazil is a tropical
country, therefore, it requires care as not to
create areas under the greenhouse effect.
Natural ventilation is achieved through
openings, inducing cross-ventilation. The
use of these strategies helps minimize
the use of artificial interior cooling
systems, such as air-conditioning, thus
attaining energetic efficiency.
The condominium project also worries
about another fundamental item,
accessibility, which is guaranteed to all,
no exceptions.
